6 Tips on Renting Out Your Home

Here are some general tips when looking for and renting your next dream home.

  1. Make a budget and know what you can afford.

Make sure that you budget adequately for your rental.  A good rule of thumb is that you should budget about 30% of your monthly gross income for rent alone.  Include utilities that you must pay for as well as other living expenses.  Don’t forget to include a budget for entertainment.  While you should stay within a budget and pay bills on time, you should have a social life. 

  1. Know what you are looking for in a rental. 

Are you looking for a single-family home or is an apartment or condo living best for you?  Consider size, number of bedrooms and bathrooms, location, proximity to work, neighborhood and other businesses (or places of interest) that are important to you. 

  1. Provide good references

You’ll want your potential landlord to know that you’ll be the perfect tenant for that unit. Keep in mind that landlords may verify your references.

  1. Read the lease carefully

  1. Communicate with your landlord

Once you are in your rental, make sure to communicate with you landlord, especially when there are concerns you need the landlord to address.  A good suggestion is to take photos of items that need repairs and let the landlord know as soon as possible.  It’s recommended to communicate everything in writing (email works best) to minimize any misunderstanding.
